AIS Management supports the WELL and DGNB Gold certification of the office building grasblau by CA Immo.

About the project

Sustainable in construction and operation, with a focus on the well-being and health of office building users: the CA Immo office project development grasblau in Berlin is aiming for the prestigious gold certificates once from the German Sustainable Building Council (DGNB) and in accordance with the WELL Building Standard for well-being, health and productivity.

The respected property developer CA Immo commissioned AIS Management to prepare the extensive verification documents and provide consultancy services.

AIS Management’s tasks covered all key phases of the project, from planning and construction-related facility management to the facility management tender and implementation.

The question that CA Immo asked us to answer was: “What can we influence as early as the planning phase to ensure smooth operations?”

By answering this question and taking appropriate measures, we work with the project developer to ensure that the high standards are maintained in the long term.

For us, the grasblau by CA Immo office building is therefore a prime example of health-conscious and sustainable construction and a building that offers future-proof workspaces.

Information on the Grasblau project

An innovative, sustainable office building in the centre of Berlin. The grasblau by CA Immo is located just a few steps away from Potsdamer Platz in the middle of a green oasis surrounded by tall trees and a park. With six floors and an area of around 13,400 square metres, the green building offers a holistic concept for modern office working. The glass façade, floor-to-ceiling windows for natural light, a generous 240 square metre roof terrace, an inviting atrium and spacious balconies create a perfect working environment in harmony with health and well-being.

Like the ONE in Frankfurt, which was developed by CA Immo and will be completed in 2022, Grasblau has been awarded the WiredScore certificate for best connectivity and the SmartScore certificate for best digital user experience, both in the highest Platinum category.

From the very beginning, “grasblau was designed to be a building of well-being – an oasis in Berlin. With this focus, the green building not only qualified for DGNB certification, but also for the WELL Building Standard, which is still little known in Germany.
It quickly became clear that compliance with the DNGB criteria also partially covered the requirements of the WELL Building Standard, or at least provided a good basis for this. The WELL Building Standard focusses on the comfort, well-being and health of users. This fits in very well with grasblau’s vision.

The certification process requires disciplined documentation and constant coordination. The close collaboration with the specialist planners and also the grasblau facility manager – both in the run-up to and during operation – made it possible to ensure that no important details for subsequent operation were lost.
